On the Malakkastraat stood a house whose exterior paintwork was due for renewal. Not a standard job: a façade within a nationally protected townscape, woodwork well over a century old and original details that had to be preserved. Exactly the kind of work Parkstaete Schilderwerken has been asked to do in the Archipelbuurt for years, by private homeowners and owners' associations (VvEs) alike.

What makes the Archipelbuurt special
The first streets of the neighbourhood, the Sumatrastraat and the Balistraat, were laid out around 1870. The area then grew into what it is today: a neighbourhood of imposing town houses, embassies and head offices, where residents of The Hague and expats live and work side by side. The properties have real character, and that is precisely what their owners want to keep.

The Archipelbuurt forms part of the nationally protected townscape Archipelbuurt en Willemspark II. When working on a façade, we therefore take into account the cultural and historical value of the property and the principles that apply to it. What that means for each property, we assess case by case.

What to consider in this neighbourhood

  • Moisture. With older woodwork, moisture is an important point of attention. Moisture trapped behind an old layer of paint can considerably shorten the life of new paintwork. Where necessary, we therefore measure the moisture content of the woodwork beforehand and tailor the preparation and paint system accordingly.
  • Wood rot. In properties of this age, wood rot is the rule rather than the exception, and often further advanced than the owner, or even some painters, would expect. During our free site survey we assess the woodwork and discuss whether repair or replacement is the best course of action.
  • Original details. Mouldings, glazing bars, ornaments and panelled doors from around the turn of the century call for different preparation and finishing than modern woodwork. That is craftsmanship.

Malakkastraat project: exterior paintwork in a protected townscape

This commission came about because we have built a reputation in the neighbourhood. Residents know our work from earlier projects in the area, and that is often how it works here.

For the exterior paintwork, we took into account the principles that apply within the protected townscape. Before any paint was applied, the moisture content behind the existing paint layer was measured. Many homeowners underestimate exterior paintwork, yet it is at least as important as the interior: it not only keeps the weather out, it also determines how long the underlying woodwork will last.

Our approach

We work with high-quality paint systems from brands including Sikkens and Sigma, water-based wherever possible. Which system we choose depends on the situation. How long paintwork lasts depends on factors such as location, substrate, the condition of the wood, the colour and exposure to the weather. We tailor the paint system to all of these.

Parkstaete works to the quality standards of Vakwerk Plusgarantie (formerly OnderhoudNL Garantie).

For owners and owners' associations who want to stay ahead of maintenance, we provide a multi-year maintenance plan. Your property is then inspected and maintained at regular intervals. During such an inspection, we also check for thermal bridges around window frames, the condition of the insulation and early signs of wood rot.

Private homeowner or owners' association

Whether it concerns a single front door and the street-facing window frames, or the complete exterior maintenance of a building with several owners, the approach is the same. We survey the work free of charge, record exactly what will be done and keep you regularly informed of progress.

Some things deserve to last.
